Mortar is meant to wear out before your brick does. On a healthy wall, the joints slowly weather away over decades while the brick stays sound. Repointing is the job of renewing those joints before water starts getting into the wall. Done right, it's one of the best things you can do for an older brick house. Done wrong, with the wrong mortar, it can cause damage that takes years to show. Heritage Masonry & Brick handles brick repointing and tuckpointing across Richmond, using lime mortar on older homes and careful mortar color matching so the new joints blend in.
Repointing is the heart of our trade. We're a family of traditional masonry contractors, brick is all we know, and we were born with a brick in hand. Our family roots go back to Scotland, where building in stone and brick with lime mortar has centuries of tradition. We rake out joints by hand on soft brick, point in lime mortar, and give it the slow, damp cure lime needs. Over 25 years, 7 days a week.
Over time, mortar joints naturally deteriorate due to weather, moisture, temperature changes, and age. When mortar begins to crack, crumble, or fall out, water can penetrate the brickwork and lead to structural damage if left untreated.
At Heritage Masonry & Brick, we rake out worn mortar to a sound depth, by hand where the brick is soft, and pack the joints with lime mortar matched to the original in color, texture and finish. Our goal is to strengthen your masonry while maintaining the character and appearance of your property.
Brick repointing is the process of removing deteriorated mortar from between bricks and replacing it with fresh mortar. Proper repointing restores the strength of your masonry, improves weather resistance, and extends the life of your brickwork.
Common signs you may need repointing include:
Brick tuckpointing is a specialized masonry technique used to restore mortar joints while improving the appearance of brickwork. Whether your house needs traditional tuckpointing or plain repointing, we do it the old way, with lime mortar, proper tools and proper curing, so the joints last.
We carefully match existing mortar color and joint profiles so repairs blend naturally with the surrounding brickwork.

People use the two words to mean the same thing, and so do we in everyday conversation. Strictly speaking, repointing means raking out old, worn mortar and packing in new mortar. Tuckpointing is a finishing style where the joint is filled with mortar colored to match the brick and then a thin, contrasting line is "tucked" into it to make the joints look crisp and even. Some older Richmond buildings were tuckpointed originally, and when they were, we can recreate that finish.
Most Richmond homes built before about 1940, including the rowhouses of the Fan and Museum District and the older houses of Church Hill, Oregon Hill and Jackson Ward, were laid in lime-based mortar. Lime mortar is softer than the brick and lets moisture pass through it. That's by design. Water that gets into the wall dries out through the joints, and the joints take the wear instead of the bricks.
Modern mortars with a lot of Portland cement are much harder and less breathable. Put them into a wall of soft old brick and the roles reverse: the mortar becomes the strongest part of the wall, moisture gets trapped in the brick, and the brick edges and faces start to crack and spall. We see this often on Richmond homes that were repointed decades ago with hard gray cement. Fixing it means carefully removing the hard mortar without damaging the brick and repointing with a suitable mix.
There's more than one kind of lime, and picking the right one is half the job. Lime putty is the old soft mortar. It hardens slowly by drawing carbon dioxide from the air, and it stays soft and breathable for the life of the joint. Natural hydraulic lime, sold as NHL 2, 3.5 and 5, also sets partly with water, so it's a little stronger and stands up better on chimney tops, steps and walls that stay wet. Chimney tops need their own care, so see our page on chimney repointing.
The rule is the one in the National Park Service's guidance: the new mortar should be softer and more breathable than the brick, and it should match the old mortar in color, texture and tooling. Most of that match comes from the sand, so we look at what's in your joints and choose sand to suit.
Portland cement didn't come along until the 1820s, and it never belonged in a soft-brick Richmond wall. Where an earlier mason used it, we cut it out carefully and repoint in lime.
A good repointing job should be hard to spot. We match:
We look at how far the mortar has eroded, whether earlier repairs used hard cement, and what's causing any damage. We check the brick condition at the same time, since cracked or spalled bricks should be replaced before repointing.
On a larger job or a street-facing wall, we can repoint a small test area first so you can see the mortar color, texture and joint finish before we do the whole wall. New mortar usually looks a little brighter at first and settles in as it weathers.
Old mortar is removed to a consistent depth, generally about two to two and a half times the joint width, so the new mortar has something solid to bond to. On soft historic brick we take extra care, because careless grinding can chip brick edges and widen the joints permanently.
Joints are cleaned, dampened and filled in layers, then tooled to the right profile once the mortar has firmed up. Lime mortar needs protecting from fast drying, hot sun and frost while it cures, so we plan the work around the weather.
Excess mortar is brushed off the brick face and we go over the finished wall with you.
Whole house walls, gable ends, foundations, chimneys, brick steps and stoops, garden and retaining walls, and commercial buildings. For loose or broken bricks, see our brick repair page, and for a full historic project see masonry restorations. Fan and Museum District rowhouse owners can read our page on historic brick repair in the Fan and Museum District.
We repoint homes across Richmond, from Monument Avenue and Carytown to Bellevue, Ginter Park, Windsor Farms, Westover Hills, Forest Hill and Manchester, plus Henrico, Chesterfield and Hanover. If your home is in a City Old and Historic District, check with the City of Richmond before exterior work, since repointing that changes the look of the joints may need approval.

Most Richmond brick homes built before about 1940 were laid with lime-based mortar. It's usually softer and lighter in color than modern mortar. We can tell during the estimate visit.
Yes. The weather side of a house and areas near downspouts often wear first. We'll match the new joints to the old so a partial repoint blends in.
It often helps a great deal, since worn joints are a common entry point. We'll also check gutters, flashing and sills, because those can be the real source.
Only with great care and where the mortar allows it. On soft brick and narrow joints, much of the raking is done by hand to protect the brick edges.
New mortar smeared over loose or crumbling mortar doesn't bond well. It tends to fall out and can trap water behind it. Proper repointing removes the worn mortar to a sound depth first, so the new mortar has something solid to hold on to.
Mortar shouldn't freeze while it cures, and lime mortar also doesn't like drying out too fast in hot sun. Spring and fall are ideal, but we work year-round and protect the joints from frost and summer heat when the weather calls for it.
How much wall needs work, how deep the mortar has failed, how many bricks need replacing, the type of mortar, and access, such as height, chimneys or scaffolding. We give you a written estimate after we've seen the wall.
Yes. Our work comes with a 5-year guarantee on labor and materials.
Repointing is the one job where doing it right decides whether you do it again in 10 years or in 50. If you want the job done right the first time, look no further. We'd rather do it once, the old way, than come back in a few years to fix somebody's shortcut. The National Park Service's guidance on repointing historic masonry (Preservation Brief 2) says a well-done repointing job should last at least 30 years, and preferably 50 to 100. Historic England warns that hard, cement-rich mortar on old brick traps moisture and speeds up the decay of the brick around it. So we choose our lime mortar to suit the wall, fill the joints properly and let them cure slowly. Work built to last decades.

Yes. For older and historic brick buildings, we use the appropriate lime-based mortar to help protect the original brickwork. For newer homes, we select the correct mortar mix based on the age, condition, and type of brick to ensure a durable, long-lasting repair.
Yes. We carefully match the color, texture, and joint profile of your existing mortar whenever possible. Our goal is to make repairs blend naturally with the surrounding brickwork, preserving the original appearance of your home.
We begin by carefully removing deteriorated mortar to the proper depth without damaging the surrounding bricks. The joints are then cleaned before new mortar is installed, compacted, and finished to match the existing masonry. This process helps restore the strength, weather resistance, and appearance of your brickwork while protecting it from future water penetration.
