Structural Brick Wall & Foundation Repair in Richmond

Many of Richmond's older homes, including rowhouses in the Fan, Museum District, Church Hill, Jackson Ward and Oregon Hill, have solid brick walls two or three bricks thick that carry the weight of the floors and roof. These walls were built with lime mortar, which lets them flex slightly with seasonal movement. Problems come when something pushes them past that point.

Most older Richmond houses stand on brick foundations laid in lime mortar, often on shallow footings in clay soil that swells when it's wet and shrinks when it's dry. Those walls were built to flex a little. Lime mortar is softer than the brick and takes up small seasonal movement, and fine cracks in lime can even close back up over time as the lime re-carbonates.

The trouble starts when a section is rebuilt or patched in hard Portland cement. The repair becomes a stiff spot in a flexible wall. The movement has to go somewhere, so the next crack runs through the old brick beside it. Ground-level brick also stays damp, and a cement joint holds that water in the brick.

So when we take down and rebuild a cracked section, a bowed wall or the brick over a failed lintel, we bond the new work into the old, toothing it in where we can, and lay it in a lime mortar matched to the original. If a crack points to a bigger problem, we'll say so plainly and bring in an engineer.

• Water and soil. Central Virginia's clay soil swells when wet and shrinks when dry. Leaking gutters and downspouts emptying against the foundation make it worse.
• Rusting steel. Steel lintels over windows and doors, and iron ties or anchors in the wall, expand as they rust and push the brick apart. This is often called rust jacking.
• Failed headers and ties. In multi-wythe brick walls, the layers are tied together with header bricks. When those fail, the outer layer can bulge away from the inner one.
• Old alterations. Openings cut into walls, removed supports, or porches added without proper footings.
• Hard mortar. Earlier repairs made with stiff Portland cement can stop a wall from moving naturally, so cracks show up in the brick itself.

• Stair-step cracks following the mortar joints often point to settlement at one end of a wall.
• Vertical cracks can come from thermal movement or settlement, especially near corners.
• Cracks above windows and doors often mean a rusting or failed lintel or a sagging brick arch.
• Horizontal cracks and bulges can mean the wall is bowing outward, which needs prompt attention.

Hairline cracks that aren't growing are often not serious. Wide cracks, cracks that keep opening, or brick that has shifted out of line should be looked at. If we see signs that a structural engineer should assess the building, we'll tell you.

Cracked sections are cut out and rebuilt, or stitched with stainless steel helical bars set into the mortar joints to tie the wall back together.

We remove rusted steel lintels, treat or replace them, and rebuild the brick above. Sagging brick arches over older windows are taken down and rebuilt to their original shape.

Depending on the cause, we tie the wall back with anchors or rebuild the affected section.

On structural work, strength comes first, but appearance still matters. We match the brick, mortar color, texture and joint profile so the repair blends in. On older homes we use mortar that suits soft historic brick rather than hard cement, so the repaired section behaves like the rest of the wall. A foundation repaired in the right mortar should be the last repair that wall needs for a very long time. If you want the job done right the first time, look no further. We'd rather do it once, the old way, than come back in a few years to fix somebody's shortcut. The National Park Service's guidance on repointing historic masonry (Preservation Brief 2) says a well-done repointing job should last at least 30 years, and preferably 50 to 100. Historic England warns that hard, cement-rich mortar on old brick traps moisture and speeds up the decay of the brick around it. So we match the mortar to the wall, fill the joints properly and let them cure slowly. Work built to last decades.
